In the realm of building projects, the expectation is clear: approvals and final inspection certificates are essential. However, reality often paints a different picture. Instances abound where approvals have expired before final certificates could be issued, or worse, where approvals were never sought at all.
The presence of unapproved structures not only invites the risk of fines but also presents formidable obstacles during property transactions. With building codes in a perpetual state of evolution and subcontractors entering and exiting projects, the duration between construction and certification significantly impacts the complexity and cost.
Hence, whether you're a property owner or a prospective buyer, confronting potentially unapproved or uncertified structures necessitates prompt action. Reach out to us for a comprehensive site assessment. Our seasoned team is equipped to offer tailored solutions, guiding you through the process of aligning with official standards.
Book a preliminary inspection for our team to inspect the structure you need approved. This inspection is simply for our team to advise on whether we can assist with an approval, and then provide you a list of basic information we would require to move forward and also provide a quote for the approval itself.
Once you've provided the requested documents, such as a site plan and engineering, our team will conduct a planning check against the local planning scheme to ensure your structure doesn't require a Development Application or Relax application, etc. If they do, we can provide a further quote for these.
We will also complete a building assessment to make sure the structure complies with all regulatory legislation.
If everything complies, our team can issue the building approval and submit the documents to Council. If there are things to address, our team will issue a Request for Information (RFI) for further info or items to complete. Then, once we assist you in completing these items, the building approval will be issued!!

Our Prelim Inspections cost $800. This cost covers the inspection, travel time*, and issuing of the report. It does not include the approval itself.
*Further costs for travel time will be quoted if the location is not local.
The cost of the approval will vary depending on the class of structure (House, Shed, Pool etc) the size, location and existing condition. Then, there may be extra fees for council relaxations and/or local infrastructure supplier requirements such as a Build over Asset. This will all be outlined during the process.
The short answer is no. Our team will work with you to get your structure approved. Some applications are straight forward, and some require more attention and other approvals from council etc. In most cases, an approval is possible, if it isn't, our team will work with you to get the best possible outcome.
Most unapproved structures are identified during the buying/selling of a home which can affect the sale price and slow down the process. Or, it comes from a complaint from neighbouring properties where the Council are involved and issue a 'Show Cause' notice. Either way, it is a good idea to have all structures on your property as 'approved' to avoid complications when you least expect it.
Unapproved structures may also not be insured under your home insurance policy.
If in doubt, check with a local certifier or your local council.
